As-built drawings are construction documents that record the actual executed state of a building — the real positions of pipes, cables, structures and equipment after construction, as opposed to the original design drawings. When are as-built drawings mandatory?

Under Estonian construction law, as-built drawings are required in a number of situations: when applying for an occupancy permit for a new building, when relocating pipework or electrical cables, when facade or structural works alter the original approved design, for final gas installation documentation by A-category licence holders, and when planning extensions or major refurbishments. Without accurate as-built drawings, future maintenance work risks damaging hidden pipes or cables, leading to serious incidents and costly repairs.

What do we document?

Our team records: water supply and drainage pipe routes including invert levels, gas pipeline trajectories both inside buildings and underground, heating equipment and pipe connection layouts, electrical cable routes and spatial positions, drainage and stormwater manholes with level data, and structural reinforcement details in concrete elements. We use modern measuring equipment including laser levels, tape measures and digital cameras.

CAD drawings and delivery formats

All as-built drawings are produced in AutoCAD format (DWG/DXF) or in any format specified by the client. We can also produce 2D plans in PDF for building permit applications. Drawings include all required information: scale bar, north point, floor levels and coordinates in the Estonian national coordinate system (L-Est97 / EPSG:3301).
